A listing gets one first impression, and most of it happens on a screen before anyone opens a door. Preparation decides whether the property competes for the price it deserves — or negotiates down toward it.
Working with the property that exists and the unique circumstances around it — always from the viewpoint of how a photograph will capture the space. Capital design originates in collaboration with the agent and the seller in understanding what's already there, what needs to change, and what should be left alone to maximize seller profit and goals.

Two listings went to market first, then were prepared.
Both sat. Both were repriced, restyled, rephotographed, and both went under contract within a week of relisting. Combined, they spent 99 days on market unprepared and 9 days prepared. The reductions that came with those relistings totaled $159,000 — what the delay cost, not what design earned.
Both were repositioned alongside skilled agents whose pricing judgment moved those numbers as much as the rooms did. Every result was earned with the agent, alongside the seller, in service of the asset.

01 THE PROCESS

Assessment
Up to 90 minutes on site with hands-on, real-time direction. I walk the property as a buyer sees it, and a written recap follows within 48 hours. Invoiced and paid ahead of the visit rather than at closing, so you have the notes whether or not the seller moves on any of it.

Design
Concept development, where direction becomes specification. Selections composed into a mood board built from actual pieces, then a specification sheet with links, dimensions, pricing and availability is provided.
III
Stewardship
Procurement and project management - scheduling, coordinating trades, and communicating the design to everyone executing it. Creative direction held through execution.
